    Older artex can contain asbestos. Have it tested before any removal or sanding — this is a safety issue, not just a cost one.

    The usual, cheapest fix is to skim a fresh plaster coat straight over sound artex for a flat, paint-ready ceiling.

    If it must come off, do it with the right controls (licensed if asbestos), then re-skim.

Textured ceilings date a property instantly, so flattening them is a common flip job. The one thing not to skip is the asbestos check on older artex — testing is cheap, and disturbing it blind is not worth the risk.
